Steven D. Epcar is a seasoned real estate consultant and expert witness with over four decades of experience in property management, development, and investment. As Principal of S.D. Epcar & Associates, he advises institutional and private clients on a wide range of real estate matters including asset repositioning, organizational assessments, due diligence, and litigation support across residential, commercial, and mixed-use sectors.

A Certified Property Manager (CPM®) and licensed real estate broker in California and Washington, Mr. Epcar has held executive leadership roles at top firms such as Carmel Partners, Ventana Property Services, and Prometheus Management Group, overseeing portfolios of more than 12,000 residential units and millions of square feet of commercial space.
